CalVet: The California Benefit Lenders Don’t Want To Tell You About…

First, an important note: CalVet is a California state home loan program, and it is available only for a home located in California. If you’re an out-of-state veteran looking to buy outside California, this benefit won’t apply to that home. We want you to know that right away. However, you may be eligible for a program called the Hometown Hero Credit which provides up to $21,000 in assistance with no repayment. This program is available in 49 states. I discuss the program in more detail later in the articl.
For those eligible veterans purchasing an owner-occupied home in California, the CalVet may be a meaningful benefit worth understanding. Many people tell us, “I’ve lived in California my whole life and never heard of CalVet.” You’re not alone. Most California veterans haven’t.
Here are the three questions we believe every California veteran should be able to ask, and get a clear answer to.
Part 1: What is CalVet, and what could it get you?
CalVet is a home loan program administered by the California Department of Veterans Affairs. The program uses tax-exempt bond financing and may combine California’s CalVet benefit with a veteran’s federal VA home loan benefit.
For eligible borrowers, CalVet may offer up to 100% financing with no down payment. The state’s CalVet home loan information explains that the program can use the federal VA guarantee and that borrowers may be able to finance up to the full purchase price without monthly private mortgage insurance.
Through our licensed lending partner, eligible California borrowers may see rates as low as 5.500% (5.865% APR). A rate is not a promise that every borrower will receive that offer: rates and terms depend on your circumstances, the property, program guidelines, and current availability.
Rates as of October 12, 2026.
Assumptions: APR based on a $200K sales price, 10% down payment, financing the VA funding fee under the CalVet/VA loan program, and one-year premium for disaster insurance included. Rates are subject to change. Actual payments will vary based on your individual situation and current rates. To get accurate, personalized results, please call us at 760-456-8748 to be connected with a licensed, vetted loan agent. Products are only available in California. Products are limited to funds available. Some restrictions may apply. Not all buyers will qualify. Based on the purchase or refinance of a primary residence with no cash out at closing. First-time homebuyer program subject to certain federal tax and treasury regulations and restrictions. Operation T.A.G. is a nonprofit organization, not a lender. All mortgage applications, loan terms, rates, and lending services are provided by appropriately licensed lending partners. PRMG NMLS #75243.
Who may be eligible?
Official program requirements can change, so confirm your eligibility with CalVet or a qualified lending partner. Current requirements include:
- At least 90 days of active-duty service, excluding training.
- A discharge under honorable conditions.
- No current CalVet Home Loan.
- A home you will occupy, located in California.
You do not need to have lived in California before. Your service may have been from another state, and you do not need to have enlisted or been commissioned in California. The home’s location (not where you served or entered the military) is the key geographic point.
The program also announced a new round of support. In January 2026, California’s Debt Limit Allocation Committee approved a $150 million tax-exempt bond allocation for the CalVet Home Loan Program. The allocation is projected to help roughly 363 homebuyers, with 40% of those buyers expected to be low-income. That 40% figure is part of the allocation’s stated target; it does not mean every applicant must be low-income. Funds are limited, so ask whether they remain available. See the California State Treasurer’s announcement.
Part 2: Why haven’t you heard about it?
This deserves a fair answer, without turning it into a story about good or bad people.
There is nothing stopping a certified lender from offering CalVet. But compensation on a CalVet loan is far lower than on a standard VA loan, and many lenders choose to focus on more profitable options.
Everybody deserves to make a living. That’s understood. But when it comes to military families, we can all do more.
At Operation T.A.G., we choose to make this benefit easier to find by working with certified, vetted lending partners who offer CalVet. For us, gratitude over profits is not a slogan. It is a choice about how we serve, and about making sure you can hear about a benefit you may have earned.

My son, Bradley Stacy, our Operation T.A.G. Active Duty Ambassador.
If you’ve never heard of CalVet, you haven’t missed something everyone else knows. Many California veterans are discovering it for the first time. We’re glad to help you ask questions and understand the options, without pressure.
Part 3: What if I don’t want to purchase in California? Can the Hometown Hero Credit™ help me?
Operation T.A.G. is a nonprofit initiative serving veterans, active-duty service members, reservists, and Gold Star families through education, community partnership, and financial support. We are not a lender. Our lending partners handle loan applications, underwriting, loan terms, rates, and lending services.
Here is the detail that matters most, and it is one you should know before you decide anything: the CalVet bond loan program and the Hometown Hero Credit™ cannot be combined. It is one or the other, not both.
That is not bad news. It is simply a choice, and it is exactly why a real comparison matters. These two programs work differently, and which one is better for you may come down to things like your purchase price, your eligible closing costs, your down payment plans, and how the numbers land on your specific transaction. A program that is the better fit for one family may not be the better fit for the next.
Our certified, vetted lending partners will walk you through both options side by side, so you can see which program is the better fit for your situation. That kind of straight comparison is what we mean by gratitude over profits: you hear about everything available to you, including the option that may pay the professional less, and then you decide.
If you qualify for the Hometown Hero Credit, it may provide up to $21,000 toward eligible home purchase or refinance closing costs. It does not repay a mortgage or replace the lender’s approval process. It may, however, help reduce the eligible costs you need to cover at closing, subject to program and funding guidelines.
For a simple illustration: if your eligible closing costs were $12,000 and you qualified for a $12,000 credit, that credit could cover those costs. If eligible costs were $14,000 and you qualified for $15,000, the remaining $1,000 in benefits could be used to buy down the interest rate, or pay real estate agent fees. Actual amounts and uses depend on your transaction and applicable rules.
No repayment of the Hometown Hero Credit is required. Eligibility and available funds still matter, and not every buyer will qualify. Learn more at OperationTAG.org and HometownHeroCredit.com.
What is the simplest next step?
- Call our CalVet information line at 760-760-5040 to ask whether funds are still available and to confirm current program requirements.
- Call our Hometown Hero Credit information line at 760-456-8748 to be connected with a licensed, vetted lending partner who can lay out the Hometown Hero Credit option side by side, and help you see which one fits your family better.
Keep these information lines together:
- 760-456-8748: all programs except CalVet; ask to be connected with a licensed, vetted lending partner.
- 760-760-5040, specifically for CalVet.
You can also begin with a question rather than an application. Operation T.A.G.’s website states that an initial inquiry does not require your Social Security number, does not impact your credit, and that your information is not sold. Avoid sending sensitive documents through ordinary email; your lending partner can explain secure next steps.

CalVet is not for every veteran or every home. It is California-only, funds are limited, and program guidelines apply. But if you’re a veteran considering an owner-occupied home in California, you deserve a clear explanation of the benefits available to you, and a real person to help you explore them. If you’re outside California, there is still assis available with the Hometown Hero Credit.
Your service matters. So does the stability and opportunity you’re building for your family. This is why we support both home buying, and in some cases refinancing, programs. We’ll do a side by side comparison so you can see for yourself which program provides you with the most benefi.
Operation T.A.G. is a 501(c)(3) nonprofit organization, not a lender; program guidelines and eligibility requirements apply.
