VA Funding Fee Refunds: Are You Owed Money Back?

You may have paid a VA funding fee when you bought or refinanced your home, and later learned you qualified for a service-connected disability benefit that could make you eligible for a refund.
If that sounds familiar, it may be worth checking. This isn’t a pitch. If you’re owed money, you should get it back: from the VA, whether or not you ever call us.
What is the VA funding fee?
The VA funding fee is a one-time fee on many VA-backed home loans. It helps support the VA home-loan program. Depending on your loan, the fee may be paid at closing or financed into the loan, where it becomes part of the amount you repay.
The fee amount can depend on your loan type, down payment, and whether you’ve used a VA home loan before. For example, the fee rules differ for a purchase loan, a cash-out refinance, and an Interest Rate Reduction Refinance Loan (IRRRL). Many borrowers finance the fee, so it can be easy to overlook later.
The VA explains current fee rates, exemptions, and closing costs on its funding fee and loan closing costs page.

Who may be exempt from the funding fee?
VA rules provide exemptions for certain borrowers. You may be exempt if, for example, you:
- Receive VA compensation for a service-connected disability, or qualify for compensation but receive military retirement or active-duty pay instead.
- Receive Dependency and Indemnity Compensation (DIC) as an eligible surviving spouse.
- Are an active-duty service member with a qualifying proposed or memorandum disability rating issued before closing.
- Are an active-duty service member who provides evidence of a Purple Heart by the loan closing date.
A Medal of Honor award, by itself, is not listed by the VA as a separate funding-fee exemption. You may qualify if you independently meet one of the VA’s exemption rules.
If you believe you were exempt when you closed but were charged anyway, contact your lender’s VA servicing department and the VA Regional Loan Center promptly. That may require correcting an exemption error, rather than requesting a refund based on a rating awarded later. The VA cautions lenders to establish exemption status before closing; a refund should not be assumed or promised in advance.
Could a later disability award mean a refund?
Possibly. According to the VA, you may be eligible for a refund if you’re later awarded VA compensation for a service-connected disability and the effective date of that compensation is retroactive to before your loan closing date.
In many cases, the key detail is the date your compensation became effective, not simply the date you received the decision letter. Compare the effective date on your VA decision with the loan closing date. If the dates suggest you may qualify, ask the VA Regional Loan Center to review your case.
The VA says a proposed or memorandum rating received after closing does not create refund eligibility on that basis. Rules can depend on your circumstances, so let the VA confirm your eligibility.
How do you check whether you paid, and request a review?
Start with the documents you already have. Then contact the VA or your mortgage servicer for guidance.
- Check your Closing Disclosure or settlement paperwork for a VA funding fee line. If you can’t find it, ask your current servicer for help locating the closing documents.
- Review your VA disability decision history. Note the effective date of any service-connected compensation award.
- Gather your loan number, closing date, and decision letter. The VA or servicer may also ask for closing documents or a current mortgage statement.
- Call the VA Regional Loan Center at 877-827-3702. You can also ask your lender’s VA servicing department to help route the request.
- Ask for a clear determination. If the outcome is unclear, ask what information the VA used and what additional documentation may be needed.
The VA’s public refund guidance does not state a general filing deadline for veterans. That does not guarantee every older request will be approved, so it’s sensible to ask the VA about your specific record as soon as you can.
If your funding fee was financed, don’t assume the refund will automatically reduce your mortgage balance. The VA states that refunds issued on or after July 1, 2019, are paid directly to the Veteran regardless of the outstanding loan balance. Confirm how your particular refund will be handled with the Regional Loan Center.

If you’re reviewing your loan anyway, here are related options
These options are separate from a VA funding-fee refund. They are not a substitute for checking with the VA, and refinancing or borrowing against home equity is not right for everyone.
There are no verified, comparable average-dollar figures available for these options, so we won’t rank them by a made-up “typical” value. Here’s what is known about how each works and whether repayment applies:
1. CalVet refinance: repayable mortgage
CalVet offers California veterans home-loan programs, including refinance options. As of October 16, 2026, CalVet materials have advertised rates as low as 5.49%; the current posted rate page reviewed for this article displays 5.50%, and a published example shows a 5.865% APR under stated assumptions. Confirm the current rate and the APR and costs for a refinance quote. CalVet rates are connected to bond allocations rather than changing with daily market movement, and CalVet services its loans for the life of the loan.
CalVet products are for California properties, funds are limited, and eligibility and restrictions apply. A CalVet mortgage must be repaid. CalVet and Hometown Hero Credit are separate programs that cannot be combined; discuss your options with a licensed professional.
2. Hometown Hero Credit™ refinance: non-repayable credit
Through Operation T.A.G. and lending partner PRMG, eligible borrowers may receive a credit equal to 2% of the loan amount, up to $21,000, toward eligible closing costs on a home purchase or refinance.
No repayment. No second mortgage. No increase in your interest rate to fund the credit. Program guidelines, eligible costs, and lending requirements apply. The credit is not a cash payment.
3. Lightning Equity Hybrid HELOC: repayable line of credit
Lightning Equity is a PRMG product, not an Operation T.A.G. program. It may let eligible homeowners borrow against home equity while keeping an existing first mortgage in place. The existing mortgage stays at its current rate, payment, and lender; the HELOC is a separate lien. Each draw locks its own fixed rate.
Lightning Equity, offered through our lending partner PRMG, could be an option:
✅ 100% Automated online application
✅ Up to $400,000 with no appraisal in most cases
✅ Approvals in as little as 5 minutes
✅ Cash in as few as 5 business days
✅ No prepayment penalty
The full approved amount must be drawn at closing. Approval, timing, and appraisal requirements depend on eligibility and property qualifications.
Operation T.A.G. is a nonprofit, not a lender. Message us to connect with a certified lending partner and explore your options.
Rates are subject to change. Actual payments will vary based on your individual situation and current rates. Some restrictions may apply. Not all buyers will qualify. Operation T.A.G. is a nonprofit organization, not a lender. All mortgage applications, loan terms, rates, and lending services are provided by appropriately licensed lending partners. PRMG NMLS #75243. Operation T.A.G. is a 501(c)(3) nonprofit organization, not a lender; program guidelines and eligibility requirements apply. Rates as of October 16, 2026.
What to do next
First, check whether you paid a funding fee and whether your VA compensation effective date could make you eligible for a refund. Then contact the VA Regional Loan Center to ask for a review. If you’re owed a refund, that’s between you and the VA, not a reason to buy another service.
If you’re separately reviewing refinance or home-equity options, Operation T.A.G. can connect you with a licensed, vetted loan officer. Call 760-456-8748 for programs other than CalVet, or 760-760-5040 for CalVet information. You can also fill out a "request for more information" form on our website, HometownHeroCredit.com. Please don’t send sensitive financial information through a general inquiry form.
CalVet and Hometown Hero Credit are separate programs that cannot be combined and should be discussed with a licensed professional. Operation T.A.G. does not lend; it connects interested families with licensed partners.

How long do I have to claim a refund?
The VA’s public refund guidance does not state a general filing deadline for Veterans. Contact the VA promptly to ask about your circumstances and the documents needed.
